About

What a full property painting scope includes

Contractor work brings several related tasks into one project plan. We provide interior and exterior painting, cabinet painting and refacing, carpentry services, and siding work for residential and commercial properties. The main risk is a mismatch between the visible problem and the work beneath it. Peeling paint may need surface repair, while damaged trim may need carpentry before a finish coat can last. We inspect the condition, define the scope, and coordinate the work in the right order. Most small painting requests fit a focused scope. Larger projects need decisions about access, occupied rooms, furnishings, repairs, color, and finish. Our free consultation gives us time to review those choices before work begins.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

The team at 365 did a great job painting our house. They painted the full exterior of our house, including all the trim, front door, and garage doors. Their color matching was spot on, and the front door and porch trim finish is perfectly smooth. They even did a nice job with caulking as well.

Questions about planning a painting project

Who provides painting and related contractor work in Bellevue?

Thomas J. Painting provides painting and related contractor work in Bellevue. Our scope includes residential and commercial interior painting, exterior painting, cabinet painting and refacing, carpentry, and siding. We begin with a free consultation and in-home meeting, then define the work in a written project agreement.

What changes the cost of a painting project?

The project scope, surface condition, repair needs, materials, access, and finish choices change the cost. Cabinet refacing, siding repairs, carpentry, and extensive preparation add different tasks than a straightforward repaint. We review those details during the consultation and provide a written pricing explanation before work begins.

What should a painting estimate include?

A painting estimate should identify the surfaces, preparation, repairs, coatings, protection, cleanup, and project limits. Our written scope explains the planned work and pricing before the project begins. If cabinets, siding, or carpentry are part of the request, we include those areas as separate parts of the project scope.

How do you protect an occupied home during painting?

Occupied-home protection includes covering furnishings, fixtures, and surrounding areas before surface work starts. We also discuss access and site expectations during the consultation. Rooms with cabinets, trim, or repair needs may require a planned sequence, so the written scope identifies the work areas before preparation begins.

What causes paint to fail after a project?

Moisture, contamination, weak adhesion, damaged materials, and incomplete preparation can cause paint failure. We inspect the surface before recoating and connect repairs with the finish plan. That approach helps identify whether the area needs cleaning, sanding, caulking, carpentry, or another preparation step.

Can painting include carpentry, cabinets, and siding?

Yes, our contractor scope includes carpentry, cabinet painting and refacing, and siding work alongside interior and exterior painting. Each option fits a different property need. We review the surfaces during the in-home meeting, then place the related work in the written project agreement.

What happens during the first consultation?

The first consultation reviews your goals, property, surfaces, repairs, access, and desired finish. We hold an in-home meeting, discuss the project scope, and explain the next steps. You can also raise cabinet, refacing, carpentry, siding, or commercial property needs during that review.

Scenarios

When Customers Call Us About Contractor

1

Paint Failure Across Several Surfaces

Peeling paint across walls, trim, or siding can involve more than a new topcoat. Moisture, weak adhesion, damaged material, and missed preparation each call for a different repair path. We inspect the affected surfaces during the in-home meeting, explain the needed scope, and connect repairs with the new finish before work begins.

2

Occupied Home With Several Rooms

A multi-room project needs a plan for furnishings, fixtures, access, and daily site expectations. The work can also include cabinet or carpentry details that change the order of tasks. We review the occupied areas during the consultation, define protection needs, and provide a written project agreement for the planned work.

3

Business Finish Before Reopening

A commercial property may need painting, trim repair, cabinets, or siding work coordinated within one scope. Surface defects and access limits can affect how the work is sequenced. We meet on site, review the property with the business representative, and set out the work, protection needs, and closeout steps before scheduling begins.

Our Other Services

Interior PaintingFresh interior color can change how a room feels without changing its layout. We paint walls, ceilings, and baseboards with careful masking and surface preparation, leaving crisp lines and an orderly finish.
Commercial PaintingBusy businesses need refreshed walls without confusion around customers, staff, or daily operations. We paint offices, retail interiors, and commercial exteriors with planned access, protected surfaces, and clear communication throughout the project.
Cabinet PaintingOld kitchen cabinets can make an otherwise useful room feel dated. We clean, sand, prime, and paint cabinet doors and drawer fronts, giving oak, maple, or laminate cabinetry a refreshed appearance.
Commercial cool-roof compliance coating applicationA commercial roof may need a reflective coating to meet project requirements and reduce heat absorption. We prepare roof surfaces and apply cool-roof coating to suitable assemblies, documenting the work for property records.
Post-project paint takeback coordinationLeftover paint and containers need a plan after the final cleanup. We coordinate paint takeback through appropriate product and waste channels, keeping unused coatings, labeled cans, and job materials out of ordinary disposal.
CarpenterRotten window trim and damaged fascia can make a painted home look unfinished. We repair wood siding, replace exterior trim, and prepare those surfaces for a clean, durable finish that matches the property.
