What HOA Painting Covers

HOA painting is a community property service that prepares and coats shared residential or commercial buildings.

  • HOA painting differs from single-home work because the scope includes coordinated colors, shared access, common areas, and consistent finishes.
  • Bellevue relevance comes from the community property scope, not from a separate painting method.

About

What community painting includes before the first coat

HOA painting covers more than applying color to one building. We review buildings, trim, doors, common areas, and related repair needs so the written scope matches the property. A community project also requires decisions about access, color consistency, surface condition, and protection. The association or property manager can bring prior paint details, color rules, and repair concerns to the consultation. Our work follows PDCA standards. We prepare the surfaces, coordinate repairs, protect furnishings and fixtures, and inspect the completed work before closeout.

Process

How community painting moves from scope to closeout

1

Review the association scope

We meet at the property, discuss goals, inspect visible conditions, and identify buildings, trim, doors, and common areas for inclusion.

2

Set colors and repair needs

We coordinate the color consultation and note carpentry or surface repairs that must be addressed before coating.

3

Prepare and protect each area

We prepare the surfaces appropriately, protect nearby fixtures and furnishings, and organize the work areas for the agreed scope.

4

Apply coatings and check coverage

Our crew completes the painting in accordance with PDCA standards and checks the finished surfaces for missed areas or visible defects.

5

Walk through the finished work

We clean the property and complete a final walkthrough with the lead paint crew member before project closeout.

What to prepare before community painting

A clear property file helps us build a useful scope during the consultation.

  • List the buildings, trim, doors, and common areas included in the project.
  • Gather current color names, prior paint details, and association color rules.
  • Mark visible peeling, cracking, staining, or soft surfaces for inspection.
  • Share access notes for shared rooms, fixtures, furnishings, and outdoor areas.
  • Bring questions about carpentry repairs, coating choices, and final inspection.

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

Questions associations ask about community painting

Who provides HOA painting in Bellevue?

Thomas J. Painting provides HOA painting for residential and commercial communities in Bellevue. We meet with the association or property manager, review the buildings and shared areas, and create a written scope. Our process includes surface preparation, repair coordination, protected work areas, color consultation, and a final walkthrough. We also provide free consultations and in-home meetings.

What changes the cost of painting an HOA property?

Property size, surface condition, repair needs, access, colors, and included buildings change the project cost. We review each area during a free consultation and in-home meeting. The written scope explains the planned work and pricing before it begins. Prior paint details and a complete building list help us assess the request.

Does an HOA need approval before changing exterior colors?

An HOA should review its own governing documents before changing community colors. Color rules, approval steps, and property responsibilities come from the association’s documents. We can coordinate a color consultation after the association identifies its decision process. The selected colors then become part of the written project scope.

What happens if peeling returns after the community is painted?

Returning peeling usually requires a review of the substrate, moisture exposure, caulking, and coating adhesion. We inspect the affected area instead of treating the loose paint alone. Our crew identifies the visible failure, notes related repair needs, and explains the next scope. Prior coating information can help us trace the problem.

Does the painting scope include carpentry repairs?

Carpentry repairs can be included when damaged trim, siding, or related wood surfaces need attention before painting. We identify those areas during the property review and coordinate the repair scope with the painting work. The written agreement separates repair tasks from coating tasks, so the association can review each part before work begins.

How should an association prepare for the first painting consultation?

The association should prepare a building list, known problem areas, color rules, access notes, and prior paint details. We use that information during the in-home meeting to discuss goals and scope. Photos can help show peeling or cracking, but we still inspect the surfaces directly. A clear list reduces gaps in the project agreement.

What does the final inspection check?

The final inspection checks the completed paint scope, visible coverage, protected fixtures, cleanup, and agreed repair areas. We conduct the walkthrough with the lead paint crew member before closing the project. The association can raise visible scope questions during that review. This step gives both sides a clear point for project closeout.

Scenarios

When Customers Call Us About HOA Painting

1

Peeling Across Shared Exterior Areas

Peeling paint across several buildings needs more than a new color coat. The failed areas may include weak caulk, damaged substrate, or moisture near trim. We inspect the surfaces, separate repair work from paint work, and set a written scope for the association. Bring photos, prior coating details, and any known problem areas to the consultation.

2

A Community Color Change

An association changing colors must keep buildings, trim, doors, and shared features consistent. Color choices also need a clear record so the crew can follow one approved direction across the property. We coordinate a color consultation and document the selected scope. Property managers can provide existing color rules before the in-home meeting.

3

Painting Around Shared Fixtures

Lights, signs, doors, paving, and furnishings create protection needs during community painting. Paint on these items can create cleanup issues and affect the finished appearance. We identify fixtures during the site review, protect surrounding areas, and check them during closeout. Share access limits early so the written plan reflects the property.
